You’ve always had an idea of what your dream house will look like. Let’s get real, you’re buying your first home, and if you’re lucky, it will be all you’ve ever wished for.  Realistically, most buyers have to determine a few items that are most important to them and forge ahead.

#1 What Burb is right for you?

The Burb you choose should be your biggest consideration. More than the house, the town  should feel like your forever hometown. You love it, and it will grow with you as your family grows. Schools, parks, recreation, arts and music. Whatever you’re into, this community should check all the boxes.  You’ve always heard the saying when choosing real estate it’s “Location, location, location”.  Back to the Burbs helps you choose the best burb for you, which ultimately means we are helping you find the best “location” for your family.

#2 New, newly renovated, updated or fixers.

The best burbs are usually old, established towns, with tree lined streets, beautiful houses and walkable downtowns. These suburbs were built near the trains for easy commutes into the city or weekend getaways when the weather was warm.  Today’s buyer is looking for all the best of a charming suburban village with little or no renovation to do once they move in. It’s starting to sink in …old towns mean old charming houses. Or some of those old homes have been knocked down and new builds have filled their space. Chatham, Short Hills and Summit in NJ have each seen their share of new builds replacing mostly splits built in the 50’s and 60’s. Prices for these new homes can range from $1,500,000-$3,000,000. Can you spring for one of these? Or are you willing to take something smaller or do on some renovations to get a better price?  Choosing one of these forever hometowns can be as affordable as a condo at $300,000 or a smaller house at $600,000.  You might be starting small but you’ll be able to stay in this burb forever.

Trading up is easier than moving out. Schools, friends and activities can stay the course as long as your move is in town. Find more than a home, find your hometown!

#3 What are your must haves?

Basically, buyers need to be flexible.  Try to start your search with an open mind. The dream you have of a brick front colonial with an open concept floor plan, chef’s kitchen with stainless steel appliances, home office and gym, may look a little different as you get deeper into your search. Or at least the scale of the home might be a little smaller than what you expected.

Start with three must-haves. Keep your list short and keep an open mind.

#4 How will I know it when I see it?

Look for burbs where residents take pride in ownership and have kept up with their properties, creating beautiful landscapes and a lifetime of memories.  What attracts you to those burbs will attract others and your return on investment will continue to grow.
